UAD Resources and Definitions

(Uniform Appraisal Data)

 As of September 1, 2011, all appraisals destined for the secondary market as well as any Federally related transaction must be UAD compliant.  The new UAD requirements will insure that data is entered, transmitted, analyzed and shared using uniform formats, fields and abbreviations. 

The new requirements will also tend to lead to more accurate appraisals in that appraisers must now evaluate in detail several areas that may have previously not received proper attention.  These areas include:

  • Locational analysis and adjustments
  • Site and View analysis - and meaningful adjustments
  • Quality analysis of the subject and comparables and appropriate adjustments
  • Condition analysis of the subject and comparables and appropriate adjustments
  • Basement and finished basement area and items

The abbreviations and format may be foreign and not very understandable, especially to a property owner.  The following resources can be of assistance in deciphering the new reports and data and hopefully assist in establishing the basis for the related adjustments.
